How Rhodes Ranch Improved Roads for 4,000 Homes with HA5

For 20 years, Joe Garcia and his wife have enjoyed living in Rhodes Ranch, one of Las Vegas’s premier guard-gated golf course communities. As a member of the Rhodes Ranch Homeowners Association board, Garcia noticed the deterioration of asphalt quality in the streets and how it impacted the community. In order to preserve the beauty and appeal of Rhodes Ranch, Garcia and other board members found a high-performance solution with HA5 High Density Mineral Bond.

The Problem

Rhodes Ranch, a community known for its scenic beauty and easy luxury, found that its streets didn’t live up to its reputation. Previous asphalt surface treatments disrupted residents and did not perform well enough, leaving community members frustrated. Rhodes Ranch needed a solution that would match the aesthetics of the community and last for years to come. 

The Solution

Rhodes Ranch: Golf Community Living

With its sprawling green golf courses, numerous water features, and stately palm trees, Rhodes Ranch is an oasis in the Las Vegas desert. Within this neighborhood of 4,000 homes, residents live, play, shop, dine, and even host large events like weddings. Known for its Hollywood-inspired sign, must-play courses, and elevated lifestyle, Rhodes Ranch is one of the most prominent private communities in the valley. 

Rhodes Ranch has a reputation for caring for its residents, maintaining the land, and upholding a high standard of living. Until board members adopted HA5, the only missing piece of the Rhodes Ranch puzzle was this Las Vegas community’s asphalt maintenance. 

“You wouldn’t normally think of the streets as part of the beauty of the community,” said Garcia, “but streets that present well and look good are certainly part of the overall desirability. It provides a backdrop to our landscaping, golf course areas, and other amenities. It really pulls the whole package together.”

As one of the largest homeowners associations in Southern Nevada, Rhodes Ranch board members felt they had a duty to provide for their community. “We are very much involved with the community,” Garcia said. “We’re aware of how our fellow homeowners feel about the future of Rhodes Ranch.” That meant a change was necessary to maintain attractive, high-performing roads.

How Rhodes Ranch Decided on HA5 High Density Mineral Bond

When the Rhodes Ranch HOA decided it was time to change its approach to pavement preservation, members met with several companies. At the time, Garcia was the president of the board. The goal of those early discussions, he said, was “protecting our biggest asset to our community — which are our roads.”

Garcia reflected on the decision-making process, noting that HA5 representatives helped educate the board about asphalt, different types of sealant, and how preservation works.  

Asphalt, especially in Las Vegas, is faced with many preservation problems. Near-constant sunshine in the valley is great for golf but not so great for the oils and binding agents that keep the asphalt flexible and reliable. This ever-present UV exposure in Las Vegas causes roads to oxidize faster, crack, and deteriorate in quality. 

Rhodes Ranch board members learned that even with traditional (poor-performing) asphalt sealing products, asphalt must be re-sealed often (every one to three years) to keep up with deterioration. This constant upkeep proved to be expensive, ineffective, and highly disruptive to Rhodes Ranch residents. 

In the end, the decision to go with HA5 High Density Mineral Bond was unanimous. “The idea was that we would get more bang for our buck,” said Garcia. “It’s a superior product so it costs more [up front], but it’s a better value to the community because it will last longer and protect the community better.”

After the Rhodes Ranch HOA decided to move forward with HA5, the application process began shortly. “The process was a big job — we’ve got lots of streets here!” said Garcia. “But with a heads up to the homeowners, it was a positive and professional experience. With a unique blend of fine aggregates emulsified to a near-neutral charge, HA5 helps extend the life of asphalt assets by blocking UV rays and keeping moisture out.

I’m happy with the results and am proud to have been on the board that helped make the decision to move forward.”
