Repaving Costs How Much? Here’s What You Should Do Instead

Figuring out a Las Vegas HOA road maintenance strategy can be tricky, especially for a large neighborhood like Lynbrook Estates. The Problem

Lynbrook Estates board members strive to do their best to take care of the community because they care. If they did nothing, this Las Vegas community would have had to repave. Solving the Pavement Preservation Puzzle in Lynbrook

Lynbrook Estates is a unique community divided into four distinct “quads” with a diverse variety of home sizes and residents. With so many homes, keeping the roads in good shape can be difficult — especially without the right preservation products.

Robert Broderick, Lynbrook Estates Board President, noted how the board struggled with pavement preservation in the beginning. “Previously, the roadbeds had been addressed through slurry fills, crack fills, and what have you,” he said, “It was apparent that the board was not happy with the product that was being used at that point.”

Carol Lynch, HOA Treasurer, was a board member at that time. “We had a lot of infrastructure issues when the community was first getting started, and our roads weren’t in good shape,” she said. “We did some patchwork initially and realized that wasn’t going to work.” 

Part of the reason temporary fixes don’t hold up in Las Vegas is that the asphalt in this area is exposed to harsh UV rays almost daily. When asphalt is exposed to the sun, the vital oils begin to dry out, leading to a process known as oxidation. As these oils dry up, the asphalt becomes brittle and inflexible, which results in cracks and overall deterioration.

This is why having a solid road maintenance strategy as a Las Vegas HOA is so important. Asphalt is expensive, and preserving that asset with a product that works can help communities save. Pavement preservation products can slow the factors that lead to oxidative aging, and extend asphalt life.

Weighing The Cost

The Lynbrook Estates HOA board understood the importance of protecting such an expensive asset, especially when it saw the cost of a repaving project. 

“What I found most interesting was, quite frankly, with eight and a half miles of roadbed, if we had to do a rip out and repave, we were looking at the time, at about $8.5 to $9 million,” said Broderick. “That meant this was a very important piece of infrastructure for us to maintain.” 

He also mentioned that the cost of repaving would fall on the homeowners, which they would not have appreciated. “It was in our best interest to maintain that incredibly expensive asset.” 

HA5 proved to be the best choice for extending the life of the asphalt in Lynbrook Estates, but it was also the best choice financially.

“Without a doubt, I would suggest the HA5. It’s certainly, to the best of my knowledge, the best product out there on the market. It has saved us hundreds of thousands of dollars,” said Broderick.

Bill Schaibly, a Lynbrook HOA board member, also reflected on how this financial decision was extremely beneficial for the residents. “We can use that money we’re saving on other projects within the community. It’s all about saving members of our community money.”

HA5: Outperforming Expectations

The Lynbrook Estates HOA board has been very pleased with how HA5 has performed over the years. In fact, it has outperformed expectations. Six years after applying HA5, the community had the roads examined again. “We had an assessment done on our roadbeds and found that we didn’t need to re-apply HA5,” said Broderick. “We bought ourselves two to three additional years of life expectancy.”

 

Rick Echols, the Infrastructure Committee Chairperson for Lynbrook Estates, commented on how well the product has performed over the years. “The type of application provided by HA5 to our asphalt roadways is incredibly great. It’s the best I’ve ever seen in my 20 years of being here. I would recommend HA5.”
