Henderson, NV Master Community Saves Residents’ Money with HA5 High Density Mineral Bond

Anthem Highlands is a sought-after residential community in Henderson, NV, nestled within the scenic foothills of the Black Mountain Range. Part of the larger Anthem master-planned development, the community is comprised of 1,647 homes across 11 neighborhoods, including three gated communities.

However, one thing strained the community’s budget: road maintenance. More specifically, pavement preservation. Pennie Puhek, a board member of the Anthem Highlands community, said: “Our number one priority when I came on the board was to get the asphalt [cost lower], which is the biggest expense of our gated communities — it’s 80% of their budgets.”

After some initial research, the board went to its reserve study specialist, an expert in long-term asset management and maintenance planning for community associates. These specialists evaluate the condition of a community’s assets — such as roads, roofs, and other infrastructure — and recommend strategies to ensure their longevity while maintaining financial stability.

The Challenge of Asphalt Preservation in Henderson, NV

After speaking with the reserve study specialist, Pennie and the rest of the Anthem Highlands board looked further into HA5 High Density Mineral Bond as a solution for asphalt preservation. The reserve study specialist highlighted the longevity provided by the solution. “We were a bit surprised to learn the amount of useful life we could get from the product compared to traditional slurry,” Pennie said. She described how these traditional treatments typically only lasted two to three years before a new coat was needed, straining the community’s budget.

Traditional slurry seal, though widely used and effective for a time, was not the right solution for the Anthem Highlands community. Slurry seals are a great surface treatment when used for the application they were designed for; extending the life of pavements in moderate condition. But for roads that are in relatively good shape, where oxidation (sun and uv exposure) are the main causes of deterioration, it’s performance falls flat.

In the hot desert climate of Southern Nevada, roads face relentless stress from high temperatures during the day, which causes asphalt to soften, and significant cooling at night, which induces contraction. That constant thermal expansion and contraction can lead to micro-cracking in the pavement. A treatment designed to preserve the native oils in the pavement to leave the asphalt less susceptible to the negative effects of UV exposure performs well in these types of climates.

Durability Meets Savings: How HA5 Transformed Anthem Highlands

For Anthem Highlands, HA5 proved to be a transformative solution for asphalt preservation. Unlike traditional slurry seal, which typically offers a lifespan of two to three years, HA5 provides an expected useful life of five years or more. 

After applying HA5 to a few community roads, they’ve remained in excellent condition even after eight years, with projections suggesting the treatment could extend pavement life by as much as ten years. 

That longevity has had a significant financial impact for Anthem Highlands residents, reducing the frequency of maintenance cycles and easing the strain on the community’s reserve fund. “[HA5] eventually lowers the contributions that homeowners have to make, so that’s always a benefit,” Pennie said. Additionally, the community anticipates postponing a costly asphalt overlay — a major expense — from the typical 30-year mark to potentially 45 years, thanks to HA5’s durability and effectiveness.

The benefits of HA5 have extended beyond just financial savings. Residents have also expressed positive feedback, particularly loving the convenience of fewer maintenance disruptions. With longer-lasting roads and less frequent closures, the community has experienced improved quality of life alongside significant cost savings, making HA5 a clear win.
