The Lasting Solution: A Scottsdale Community Embraces HA5 High Density Mineral Bond

The harsh Arizona sun poses a challenge to one of the most expensive assets of an HOA: asphalt. However, the residents of Arizona are aware of the need to take action to prolong the lifespan of their asphalt assets. But the question that often arises is, “Which pavement preservation method should I choose?”

The Problem

The Saguaro Highlands Community in Scottsdale, Arizona, knew they needed to protect their asphalt assets from the intense Arizona sun, but they weren’t convinced that a seal coat would be their best option.

The Solution

After thorough due diligence, Saguaro Highlands realized that repeatedly applying seal coats was a short-sighted strategy, failing to provide long-term value or aesthetic appeal. The realization led them to seek an innovative approach that could cost-effectively withstand Arizona’s harsh climate. Their research helped them discover and adopt HA5 High Density Mineral Bond.

Saguaro Highland’s Proactive Strategy

Saguaro Highlands is located in the scenic expanse of North Scottsdale; the community is a harmonious blend of luxury and the serene beauty of the Sonoran Desert. But while it may sound ideal, Saguaro Highlands faced the same challenge that many homeowners associations throughout Arizona encounter: they needed to protect their asphalt assets. But how? The board was familiar with traditional seal coat treatments but was concerned with the potential for lack of performance. That led them to wonder if there was a more innovative approach to preserving their asphalt assets.

Thorough Due Diligence

Finding the optimal pavement preservation treatment for Saguaro Highland’s streets fell to Joe Regan. Joe was a junior member of the board at the time, but he was tasked with one of the most significant projects his homeowners association would encounter: pavement preservation.

Joe took an incredibly thorough approach, evaluating the merits of different pavement preservation treatments. He visited multiple neighborhoods, witnessing firsthand the limitations of seal coats. He observed neighborhoods where seal coats were applied in phases, providing a unique opportunity to compare freshly applied coats with those one to three years old. The progressive degradation was evident, with the older coatings clearly in need of replacement.

Joe said, “I can share with you based upon my experience visiting quite a number of other neighborhoods, one of which the seal coat was done in three phases, one phase each year. So it was a really excellent opportunity to see a freshly applied seal coat, a seal coat that was one to two years old, and then an area of the neighborhood where the seal coat was three years old. And I can suggest that with each progression, there was a decidedly different look, and it was very apparent after three years that that seal coat was going to have to be replaced.”

Asking Around

After visiting several communities and evaluating the performance of the seal coats they had used, Joe happened upon a community that was installing HA5 High Density Mineral Bond.

“My wife and I like to hike, and we were hiking at a trail that has a really high elevation overlooking a very beautiful neighborhood. They were applying their asphalt coating. I went, well, this is a beautiful neighborhood. They can afford whatever they want; what are they putting down? So I called up their community manager and had a wonderful conversation; they were very gracious, and they were applying the HA5 product. And I said, Well, are you satisfied with it?, The most obvious question, and the individual she said well this is our second application. The first application last lasted nine years.” Said Joe.

The first application had lasted an impressive nine years, and their decision to reapply the same product spoke volumes about its effectiveness. Further research led Joe to another upscale community where six-year-old HA5-treated areas remarkably outperformed three-year-old seal coats.

Saguaro Highlands’ Decision

Convinced by Joe’s thorough investigation and advocacy, the homeowner’s association unanimously chose to implement HA5 High Density Mineral Bond for their road preservation. This pivotal decision transformed their approach to maintaining asphalt, guided by Joe’s insights and the compelling evidence he presented. “I advocate very enthusiastically for HA5 as an asphalt covering,” Joe had shared, highlighting its durability and cost-efficiency.

The community now benefits from enhanced road conditions, appreciating the extended lifespan of HA5 that minimizes the need for regular upkeep.

This strategic shift has beautified the neighborhood and led to significant financial benefits. Joe pointed out that although the initial expense of HA5 was more expensive than conventional seal coats, its prolonged effectiveness drastically cut down on long-term costs. “The initial application of HA5 costs more than a simple seal coat, but the average yearly cost is considerably less,” Joe explained. These savings and HA5’s superior aesthetic appeal and longevity made it an obvious choice for the Saguaro Highlands, underscoring Joe’s role in guiding the community toward a more sustainable and economical pavement management strategy.
