
How Siena Las Vegas Saved Their Homeowners Over $1.5 Million
Siena, a luxurious community tucked next to the Spring Mountain Range in Las Vegas, has revolutionized its road maintenance program with HA5. The Problem
With so many roads spanning this community, replacing asphalt assets is prohibitively expensive. From assessments to frequent seal treatments and repairs, maintaining reasonable HOA dues was becoming increasingly difficult and unsustainable for Siena. Along with the cost of maintenance, the frequent disruption to the community’s roads frustrated residents and restricted access to routes throughout the area.
The Solution
Rather than spending millions of community dollars on a major rehabilitation, Siena managers discovered that HA5 would help considerably prolong the life of its asphalt at a fraction of the cost. “These roads are what’s going to cost us the most money over the course of the whole lifetime of the community,” said Bob Zaniewski, president of the Siena Homeowners Association.
Zaniewski remarked on how important pavement preservation is for residents, especially in the Siena community.
“When you’re making a decision about the streets in your community, one of the things you have to take into consideration is what will be the impact financially, emotionally, and aesthetically.”
To keep residents satisfied, Siena sets extremely high standards while still putting the homeowner first. With HA5, the community is able to save money that would otherwise be coming out of homeowners’ pockets.
“We’re going to save $1.5 million over the next 20-25 years,” said Zaniewski. That figure is not taken lightly in HOA budgeting. Thanks to the durability and longevity of HA5, Siena won’t need to pay for assessments as often, re-seal the roads, or complete repairs.
Zaniewski also mentioned the immediate savings Siena has seen since implementing HA5. “We’ve been able to save at least $60,000 in staging right off the bat,” he said. “We saved another $55,000 directly in cost by working with HA5’s procedures.”

Preserving Community Roads for Longer With HA5
Las Vegas pavement preservation can be tricky, thanks to the area’s high temperatures and sun exposure. When initially installed, asphalt is flexible, adjusting to the weight of cars driving over it. However, it loses that flexibility over time as it is exposed to the elements.
The more asphalt is exposed to heat and UV rays, the faster its quality deteriorates, and Las Vegas is known for its 100-degree days and year-long sunshine.
Brittle asphalt leads to road cracks and dangerous subgrade damage, such as potholes. Without proper maintenance and care, damaged roads will eventually require a full reconstruction with all new asphalt, which is a huge cost.
By applying a High Density Mineral Bond, asphalt is protected and preserved, and its life is prolonged.
“We know now that with the HA5 system, we’re able to extend the life of these roads for about seven to ten years longer than we originally anticipated,” said Zaniewski.
Keeping Community Members Happy With Less Disruption
Another important benefit of implementing HA5 for Siena has been the minimal disruption to the community. Common asphalt sealant products like seal coats must be applied much more frequently, with more road interference, and simply don’t hold up to everyday wear.
“I’ve been here 16 years. The first two times we [seal coated the roads], it was over a three-year period of time, closing down segments of the community for up to six weeks,” said Zaniewski.
The low-quality asphalt preservation products Siena used in the past created a significant strain on the community’s resources and accessibility.
“With HA5, we were able to do this whole resurfacing in one year, at one time, over a three-week period,” he said. “We aggravated the community a whole lot less, and we expect this treatment to last three to four times longer than the treatments we’ve had in the past.”
Thanks to HA5, the Siena community has extended its reserve study from 2027 to 2042, freeing up space for spending on other community assets like the 30-plus clubs, library, and community center.
